Australian Standard 1851 – Maintenance Regulations Update

All previous AS 1851 Standards have now been replaced by the new AS 1851-2005.

KlineFire’s Maintenance & Technical Manager, highlights the more important points for building owners & managers to consider: “The major impact with the new AS1851-2005 relates to the Certificate of Occupancy & will be the change to annual physical site inspections of fire indicator panels and sprinkler systems to ensure the internal layout of the site has not been altered in a manner that it affects the safe working of the original set-up. Previously the annual inspection was limited to the fire indicator panel, however the increase in internal building alterations – for example, the sub-partitioning of open office space to create private rooms – has had an obvious impact on the effectiveness of sprinkler and smoke alarm locations. This update to the AS 1851 will ensure the ongoing safety and protection of people who use the building.”

Minor changes include more frequent servicing of portable fire equipment (now pressure tested every 5 years rather than six), fire blankets which need a six and 12 month service, monthly testing of sprinklers and changes to the testing of fire hose reels.
